  About Commercial property insurance, the property insurance including everything related to the loss and damage of company property. Due to a wide-variety of events such as, fire, smoke, wind and hail storms, civil disobedience and vandalism. There are many choices for small lodging property, but policies come in two basic forms:

1. All- risk policies, covering a wide-range of incidents, and perils expect those noted in the policy. It is generally cover risks faced by the average small business.
2. Peril- specific polices, include fire, flood, crime and business interruption insurance. It is usually consult the insurance agent or broker about the type of business property insurance best suited for the small business.

  We would like to use Peril- specific policy. Our unique small B&B is located in Old Orchard Beach, ME. Which is safety lovely small town, we might pay $800-1500 per year for general liability insurance, we going to contact insurance agent, and looking for which peril specific insurances is going to cover our property potential risks.

• Bed& Breakfasts. What a wonderful day! It is to begin with bed & breakfast. Feeding your breakfast that makes the start of your day a great one. We provide full breakfast; buffet breakfast is good as well with a decent selection of food (bacon, sausages, eggs, pancakes, fries, & bread) and beverage (coffee, tea, juice, milk, yogurt& soda). Also we have special menu for guest request if they need. (Such as, lobster roll, house salad, and rib eyes).

Guest rooms & Restrooms

    We have two ten rooms separate in two houses. There are 5 rooms on each house; each room has bathroom, and one public restroom in dinning area (total is eleven restrooms). We will re-décor the entire rooms, the curtain, carpet, chair/desk, mirror, and, some of furniture, try our best to makes room looks pretty/brilliant. Every single room, we have 32’ LED TV

• The old orchard house, the bright room, re-décor with white and blue color, it will looks like Mediterranean style.
• The Velvet rooms, the antiques rooms, re décor with Pastoral style, with the pink bed skirt, floral linen, flower decoration, and Europeans dresser & mirror.
• The Fiske, King bedroom, with Victorian maroon and beige wallpaper. A warm and confortable room, nice view, garden outside. And For this room we only change linens and curtain.
• The Alberta, romantic room, we will change all the equipment in this room; bed certain, sofa, dresser and drawer chest. Make it become a modern romance style.
• The Abbott room, it is small rooms, top floor, Queen Bed, it is usually for couples, we will put a new drawer chest in this room, and change linens for all the white, makes it bright, clean, and just likes classic hotel room.
• The Cottage House, this is our favorite room, decorative wall, Mediterranean style room, big window, and large space. Includes, king bed, unique furniture, sofa, coffee bar, in room kitchen, dinning table. Very fantastic room, highly recommend!
• The Seashore room, the bright and airy, with the iron queen bed and one sofa bed, light blue, white decor, feel the warmth, nice window view, perfect have 3 guests.
• The Cleaves, white brass queen bed with a plaid pieced quilt, we are going to re-décor this room with Modern Minimalist style, change the classic lines, and put more minimalist furniture into the room (Drawer chest, mirror, flower, etc.)
• The Gables room, this is a perfect room for the cost conscience traveler! A queen bedroom, with light pink, and white wallpaper decoration. We will change the linens, which are perfect match the wallpaper, make them look pretty. Welcome the guest stay.
• Suite 1&2 The Vesper, it is a highly recommend, this suite will be makes you feel at home! And it is perfectly for family members, one queen bed, and tow double bed, large space, fully equipment, kitchen, dinning, coffee bar, everything you need, is here!

Operating Policies

    Each room will be two keys, and we only give one key for guests check in. We hold another key for every single room; it will never give to the guests. And all lock and keys will keep check maintain/repair in every 6 months.

X. Marketing

     Name of property: We will keep in use original name. It could be help our increase our return business and remain competitive in an aggressive marketing.  

     Image & Niche: We want to make our property feel with warmly, comfortable, and like family sweet house. We are going to provide rooms at B&B are unique and have Mediterranean décor and decoration difference. Our great breakfast, since that’s all might surprise our guests, they have ever known. We will pay attention to detail, their privacy and intimacy their require. To makes our guests stay more personable, in order to ensure they stay are enjoyable. The most of our targets are over fifty years old couples. We have a special plan for people, who coming for celebrate their wedding anniversary, if guests staying our hotel three nights or more, either or they have more than six parties, we will give them party for free to celebration (Pool party, barbecue party). Also we have long-term cooperation with professional photography, our hotel picture post online all will from this photography, so we deal with them, our guest can get cheaper price. Guests can choose many different ways (Video, photo, & memoir/documentary) to record their anniversary memories when they staying with us. In addition, we also have a plan for beach party, we provide romantic set up dinning table, and unique table decoration design, people could be request this service, they pay us, we will do anything for our customers. Our special menu, lunch, and dinner, it is from Chrys’s Restaurant, it is a fantastic restaurant, Italian& Greek delicious dish, local taste, reasonable price, super value. Our guests’ visit this restaurant can get 10% off on lunch, and get free soda on dinner. if they weeding anniversary dinner at this restaurant, guest will get free wine, which is our specified wine only for our guests.
