Shamim has made some good business decisions in the past, as she has taken her motel from a loss to a profit at the end of the year. The potential for further success is good, as she is in a highly visible location and has some very good ideas to better market her motel. She has several markets that maintain the motels occupancy rate, and some areas that could be enhanced to fill in the gaps. Targeting the corporate/business market is the one area that she should to focus on. There is great profit potential in this area that has been somewhat over looked on her part. Although the motel will need renovations and modernization to assess this market, she had already planned to upgrade the buildings. The problem was to whether to focus on the family clientele or business sector. The advice we would submit is both, the corporate clients normally need lodging during the work week, where family bookings are traditionally on weekends. There are also the construction workers that need lodging through the contract periods, such as road repair, housing, etc. These too are usually seasonal therefore leaving the rest of the year in a shortfall. The corporate market would blend nicely to fill in this void and help maintain a more even cash flow through-out the year.
Shamim needs to study the past years occupancies, and analyze when very slow periods are likely to take place and try to align herself with other area attractions by offering packages, such as skiing, theatre, casino trips with lodgings.
The restaurant needs to be leased out to a mid-range name such as Kelsey's, The Keg or East-Side Mario's. Regardless of which restaurant "name" gets the contract, it has to be capable of covering lunch, dinner, and room service. The restaurant will look after breakfast during week days with continental service, which could include croissants, muffins, small cereal boxes, coffee, tea, juices, and fruits.
The renovation will consist of the expansion of the suites by 10 to15, covering the pool, adding a hot tub, fitness room, renovating or updating the existing rooms, adding wireless internet plus in room Ethernet service. Another
