Abstract
As a bachelor degree student of TARUC, we are required to undergo industrial training for 3 month or more depending on the company requirement. This is part of the curriculum to complete the three years course of Bachelor of Business Administration. During the 3 months of training, students will be supervised and monitored by supervisor, both from the college and company.
For my industrial training, I had chosen Vivahomes Realty Cheras as the company for me to do my industrial training, which is situated at Pandan Jaya. It is a real estate management. This company has been established since 2006, however for this branch it just started since. Vivahomes Realty’s headquarter is situated at Damansara Perdana and across all the branches in Malaysia, their commission and property selling value had reach 1000 million.
I had assigned to the marketing department which monitored by two supervisor, Mr Elvyn Lim, the branch manager and Miss Rachel Loo, the associate branch manager. They values the idea and thinking of a 90’s as most of the employee are 80’s or 70’s, hence they wish to know more and willing to take time out of their busy schedule in order to understand us more.
Throughout the months we were taught to come out with ideas and marketing stragety for company’s latest project and sometimes it involve dealing with client question and problem. Besides that we also responsible for some paperwork like customer data filing and submission for client loan application.

First and for all, I express my deepest thanks to Tunku Abdul Rahman University College for having this industrial training program, as the internship opportunity I had with Vivahomes Realty Cheras was a great chance for learning and professional development. Therefore, I consider myself as a very lucky individual as I was provided with an opportunity to be a part of it. I am also grateful for having a chance to meet so many wonderful people and professionals who led me though this internship period.
Bearing in mind previous I am using this opportunity to express my deepest gratitude and special thanks to the branch manager and associate branch manager of Vivahomes Realty Cheras who in spite of being extraordinarily busy with his and her duties, took time out to hear, guide and keep me on the correct path and allowing me to carry out my project at their esteemed organization and extending during the training.
Moreover, I express my deepest thanks to Ms. You Hui Li, the supervisor representing Faculty of Accounting, Finance and Business on monitoring our progress, taking time to marking and checking our report and diary. She also kept us update with the latest update on the procedure and the changes occurred.
I perceive as this opportunity as a big milestone in my career development. I will strive to use gained skills and knowledge in the best possible way, and I will continue to work on their improvement, in order to attain desired career objectives.

Chapter 1: Introduction
A. Industrial training scheme
The goal of Industrial Training is to allow student to experience the environment through the practically involve themselves in the real work field.
Student will have to use their observation and hands on job execution to attain the knowledge and skills to gain the knowledge through hands on observation and
job execution. From the industrial training, the students will also develop skills in work ethics, communication, management and others. Moreover, this practical training program allows a Bachelor Degree Business Administration student to relate theoretical knowledge with its application in the business industry.
The objectives of industrial training are:
- To provide students a platform on testing their interest in a specific job before permanent commitments are made.
- To expose students to real work environment experience gain knowledge in solving business problem and writing report in technical works/projects.
- To build a good communication skill with group of workers and learn to learn proper behaviour of corporate life.
This Industrial Training last for three month, starting from 6th February to 30th April, the work field had been chosen is property management. The reason for choosing this work field is because the potential of property management and investment are blooming and ever expanding as real estate has always been a great investment option.
